This Privacy Policy explains how Premier Lending ("Premier Lending," "we," "us," or "our") collects, uses, discloses, and safeguards information about consumers who visit our website, use our home value estimate tool, or otherwise interact with us in connection with residential mortgage loan inquiries. As a mortgage lender, we are subject to a number of federal and state consumer financial protection laws, and this Policy is intended to comply with the Gramm-Leach-Bliley Act ("GLBA") and Regulation P (12 C.F.R. Part 1016), the Fair Credit Reporting Act ("FCRA"), the Equal Credit Opportunity Act ("ECOA") and Regulation B, the Real Estate Settlement Procedures Act ("RESPA") and Regulation X, the Truth in Lending Act ("TILA") and Regulation Z, the Telephone Consumer Protection Act ("TCPA"), the CAN-SPAM Act, and applicable state privacy laws including the California Consumer Privacy Act, as amended by the California Privacy Rights Act ("CCPA/CPRA"), and similar statutes in Virginia, Colorado, Connecticut, Utah, Texas, Oregon, and other states.

2. Information We Collect
We collect the following categories of information:
- Identifiers and contact information you provide through our home value tool or other forms, including your full name, email address, telephone number, and the property address you ask us to value.
- Property and transaction information, such as estimated property value, estimated rent, comparable sales, property characteristics (bedrooms, bathrooms, square footage, year built), and information about your existing mortgage when you choose to share it.
- Financial information, only if you choose to apply for a loan or pre-qualification, such as income, employment, assets, debts, and (with your authorization) credit report information from a consumer reporting agency.
- Internet and device activity, including IP address, user-agent string, device type, browser, pages viewed, referring URL, timestamps, and interactions with our site, collected through cookies, pixels, server logs, and similar technologies.
- Information from third parties, including property data providers (e.g., automated valuation models, public records, MLS data), advertising and analytics partners, and, with your authorization, consumer reporting agencies.
We do not ask for, and you should not submit, your Social Security number, date of birth, or full account numbers through our website's home value tool. Sensitive financial information is collected only through secure loan application channels and only after we have obtained the disclosures required by RESPA, TILA, and ECOA.
3. How We Use Your Information
We use the information we collect to:
- provide an estimated home value, estimated rent, and comparable property data;
- contact you about your inquiry, including by email, phone, or SMS, regarding mortgage products that may be relevant to you (subject to the consent and "Do Not Call" rules described below);
- determine eligibility for mortgage products and prepare required loan disclosures;
- operate, secure, and improve our website and services, prevent fraud, and comply with our legal, regulatory, and supervisory obligations (including AML, OFAC, BSA, and recordkeeping requirements);
- measure the performance of our marketing, including ads on Meta, Google, and similar platforms, and to suppress or retarget audiences;
- establish, exercise, or defend legal claims.
4. Saving and Retaining Your Email and Form Data
When you submit your name, email, and property address through our home value tool, we save that information in our records so we can deliver the requested estimate, follow up with you about your inquiry, document our compliance obligations, and, where you have consented, send you future communications about mortgage products. Even if you later ask us not to contact you, we may retain a record of your request as required by applicable law (for example, to honor your opt-out under the TCPA and CAN-SPAM Act).
We retain personal information for the period reasonably necessary to fulfill the purposes described in this Policy, generally not less than the minimum periods required by federal and state mortgage recordkeeping laws (commonly three to seven years following the last interaction or loan disposition), and longer where required to resolve disputes, enforce agreements, or comply with legal obligations.
5. How We Share Your Information
Consistent with the GLBA and Regulation P, we share nonpublic personal information only as permitted by law, including with:
- Service providers that perform services on our behalf, such as hosting, analytics, communications (email/SMS), property data providers (including our automated valuation provider), loan origination systems, document storage, and identity verification;
- Lenders, investors, insurers, settlement agents, appraisers, and other partiesnecessary to process, underwrite, fund, sell, service, or insure a loan you request;
- Consumer reporting agencies, only with your authorization or as otherwise permitted by the FCRA;
- Regulators and law enforcement, in response to lawful requests or to comply with applicable laws, examinations, audits, subpoenas, and court orders;
- Successors in connection with a merger, acquisition, financing, or sale of assets.
We do not sell your personal information for money. We may share certain online identifiers (such as hashed email or device identifiers) with advertising partners for cross-context behavioral advertising, which may be considered a "sale" or "sharing" under some state privacy laws. You can opt out as described in Section 10.
6. Cookies and Similar Technologies
We use first- and third-party cookies, pixels, SDKs, and similar technologies to operate the site, remember your preferences (including your cookie choices), measure traffic, and support advertising. Categories include strictly necessary, performance/analytics, functional, and advertising/targeting cookies. Where required by law, we will request your consent before placing non-essential cookies, and you may withdraw your consent at any time by clearing the choice stored in your browser and reloading the site.

By providing your telephone number and submitting our home value tool, you authorize Premier Lending and its authorized agents to contact you at that number, including by autodialed calls, prerecorded or artificial voice messages, and SMS/MMS text messages, for purposes of responding to your inquiry and discussing mortgage products, even if your number is on a federal or state Do-Not-Call list. Consent to receive marketing calls or texts is not a condition of obtaining any product or service. Standard message and data rates may apply. You may opt out of marketing texts at any time by replying STOP to any message and from marketing emails by using the unsubscribe link or by contacting us at the address below.
8. Equal Credit Opportunity
The Federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
9. Security
We maintain administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, use, alteration, and destruction, consistent with the FTC Safeguards Rule (16 C.F.R. Part 314) and GLBA. No system, however, is completely secure, and we cannot guarantee the security of information you transmit to us.
10. Your Privacy Rights
Depending on where you live, you may have rights to know, access, correct, delete, or obtain a copy of your personal information; to opt out of certain sharing or "sale" for targeted advertising; and to appeal a denial of your request. California residents have additional rights under the CCPA/CPRA, including the right to limit use of sensitive personal information. 11. Children
Our services are directed to adults. We do not knowingly collect personal information from children under 16. If you believe a child has provided us information, please contact us and we will delete it.

We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above and, when material, provide additional notice. Your continued use of the site after the effective date constitutes acceptance of the revised Policy.
